Coaching Inn Group plans up to £10m of capex in 2027
The pubs-with-rooms operator is putting bedrooms, refurbishments and selective acquisitions first, with a sharper eye on heritage risk.

Coaching Inn Group will invest between £8m and £10m in 2027, managing director Adam Charity has told the Morning Advertiser. The group now runs 43 sites after seven pubs transferred from parent RedCat Hospitality in March.
Where the money goes - Refurbishments: the Royal Oak in Welshpool, plus full refits at two of the sites transferred from RedCat. - Bedrooms: 15 new rooms are being added at the Feathers in Ledbury, with more opportunities identified across the estate. - Food: refreshed menus, sharing and grazing boards, and chef Malcolm Storey promoted to head of food. - Digital: Journey, a new loyalty app aimed at repeat visits. - Energy: smart controls and EV charging across its Signature Collection.
Acquisitions: one of the three biggest priorities for 2027, but selective. The target is underinvested, characterful hotels and pubs with rooms in market towns and destination locations, bought freehold or run under management agreements or partnerships.
The lesson learned: recent schemes at the Castle of Brecon and the Warwick Arms traded ahead of expectations, but Charity said heritage buildings hide complexities, so the group has tightened surveys, project planning and early risk checks.
So what for groups: rooms remain the revenue engine for this model, and the stated discipline is quality over quantity. If you are buying older buildings, the due diligence point is the one to borrow: price the surprises in before you exchange, not after.
