Admiral Taverns lifts pub investment to £38.4m for FY27
Spend across the estate passes £100m over three years, and Proper Pubs heads for its 250th site in November.

Admiral Taverns will put £38.4m into its pubs in FY27, up from £34.1m in FY26, taking estate investment past £100m over three years. Chris Jowsey told The Morning Advertiser the rise reflects room to grow sales and profit in both the leased and tenanted estate and the operator-managed Proper Pubs division.
The numbers - About £8.5m goes on maintenance; around three-quarters of last year's capex went to growth schemes, and the split is broadly the same this year - More than 30% of the budget was spent in the first four months of the financial year - Proper Pubs opens its 250th site, the Charles Darwin in Shrewsbury, in November, up from about 27 before the pandemic. Typical spend there is £250,000 to £400,000 a pub - An extra £600,000 goes on operator incentives; three operators recently earned £5,000 bonuses for reaching £20,000 a week
Y Pentan in Mold has passed £1m in annual sales, about £20,000 a week, after investment, and Admiral is now building into its unused outside space.
Jowsey said Admiral would like to go "faster and further", but that tax and Government policy make extra spend harder to justify.
What it means for operators: Admiral judges returns across the whole programme rather than scheme by scheme, and folds trading upgrades into routine maintenance. Both are worth borrowing for any estate capex plan going into the Budget.
